Professional Home Watch
Home watch is a professional service in which a trained, insured specialist visits your property on a scheduled basis, inspects it inside and out, documents everything, and reports back to you. Our home watch service is proactive oversight—designed to catch problems early, before a slow leak becomes water damage, before humidity becomes mold, before a pest becomes an infestation.
Vendor Coordination & On-the-Ground Management
When your home needs a repair, a service, or routine maintenance, Lux Key acts as your on-the-ground representative. We identify the right vendor, obtain quotes, supervise the work, confirm completion to your standard, and report back with photos. We do not subcontract the work ourselves—we coordinate trusted local professionals on your behalf, hold them accountable, and ensure the job is done before you receive the invoice.

Ongoing management includes overseeing regular maintenance schedules, managing mail and package collection, monitoring utility accounts, coordinating cleaning crews before and after visits, and handling anything that requires a local presence. You should never need to call a Miami contractor directly from another country.
Second Home Management
Home watch is the foundation. Second home management is everything that keeps a property functioning properly over time. Lux Key handles the coordination so you do not have to manage Miami contractors and vendors remotely.

Transportation Set Up
We coordinate car service from the airport, arrange vehicle pickup or rental, and ensure your transportation is confirmed and waiting. If you keep a vehicle at the property, we perform a pre-arrival vehicle check—tires, battery, and fuel—so it is ready to drive on arrival.
Pre-Arrival Setup
Before you arrive, we prepare the property: adjusting the thermostat to your preferred temperature, turning on water systems, removing any mail or deliveries that have accumulated, completing a fresh inspection, and confirming everything is functioning as it should. By the time your flight lands, your home is clean, cool, stocked, and ready.

Homewatch Onboarding
We begin with an in-person walkthrough of your property. During onboarding, we document the property in detail: photographing every room, fixture, appliance, and exterior area to establish a verified baseline. We record the locations of utility shutoffs, alarm codes, vendor contacts, and any property-specific notes. We collect two sets of keys, set emergency contact protocols, and establish your reporting preferences before your first visit. The walkthrough typically takes 60–90 minutes and results in a property profile we maintain and update over time.

Homewatch Visit Cadence
Most clients choose weekly or bi-weekly visits. The right cadence depends on the length of your absence, the age and condition of the property, and your own comfort level. We will recommend the appropriate frequency after the onboarding walkthrough. Visit schedules are confirmed in advance and reports delivered within 24 hours of each visit.

Ongoing Homewatch
Every visit generates a structured photo report delivered directly to you. Reports flag items by priority—routine observation, requires attention, or urgent—so you always know what needs action and what does not. For anything requiring follow-up, we obtain vendor quotes, present options to you, and coordinate the work once approved. You approve the scope, we handle the rest. Invoices go directly to you; we do not mark up vendor costs.

How often should my Miami property be inspected?

For properties vacant more than two weeks, we recommend a minimum of bi-weekly visits. Miami's humidity and weather patterns mean that issues can develop quickly in unoccupied homes. Properties vacant for full seasons typically benefit from weekly visits, particularly during hurricane season (June–November).

What is the difference between home watch and a property manager?

A property manager typically oversees rental properties—handling tenants, leases, rent collection, and the operational demands of an income-generating property. Home watch is entirely different: it is dedicated oversight for an owner-occupied second home with no tenants. Lux Key does not manage rentals. We protect and maintain your personal property.

Do you work in buildings with security or concierge desks?

Yes. We work with building management to establish access credentials during onboarding, so every visit is seamless and documented. We are familiar with the access protocols at buildings throughout Aventura, Bal Harbour, Surfside, Sunny Isles Beach, and North Miami Beach.

What happens if you find a problem during a visit?

Minor issues are documented in your report with our recommended action. Urgent issues—active water leaks, HVAC failures, evidence of break-in or weather damage—are escalated by phone or message immediately, with photos and a clear description. We do not wait for the next report cycle when something requires immediate attention.

Are you licensed and insured?
